With just hours to spare, the LA skyscraper dodges a mansion tax

www.dailymail.co.uk, March 31, 2023
The tax, known as Measure ULA, goes into operation on April 1 and will assess sellers a 4 percent levy on sales over $60 million and a 5.5 percent levy on top of a base rate of 0.45 percent for all home sales. Waterbridge Capital closed a $111 million bid to buy the 40-story Union Bank Plaza in downtown Los Angeles on Wednesday, a total loss that had been estimated at $250 million when sales negotiations began two years ago. The new tax, which voters approved in a November referendum, is expected to raise funds to solve the city's homelessness crisis, but it has put the city's property market into disarray, with Million Dollar Listing star Josh Altman calling it 'the dumbest tax to ever visit Los Angeles.'

On the last day, millionaires competed to sell LA homes for knockdown prices before'mansion tax' was levied

www.dailymail.co.uk, March 30, 2023
In the final days before Measure ULA takes effect on April 1, briskling luxury home sales in Los Angeles, California will immediately begin taxing luxury home sales. As a final-push reward, estate agents are giving brokers who successfully close deals in the next two days a one million dollar bonus on top of commission. The ULA initiative would introduce a one-time levy on high-end property sales, as well as a 5.5 percent levy on sales over $10 million.
